Your next customer hasn’t moved here yet
Offutt Air Force Base sits at the edge of Bellevue in Sarpy County, and military families move in and out of it on orders. Most of them plan the move from wherever they’re stationed now. They’re sorting out neighborhoods near the base, a pediatrician, a daycare with openings, somebody who can put up a fence before the dog arrives. They read your site without ever having driven past your door.
That changes what the site needs to do. Assume the reader doesn’t know that Papillion and La Vista sit side by side, or how far Elkhorn is from the base. Put a map on the contact page, list the towns you actually cover, and let people ask a question or book by form, because someone two time zones away often can’t call during your hours. Real estate agents and property managers feel this most; our real estate guide covers how we set up listings and area pages for out-of-town buyers.
Across the Missouri
The metro doesn’t stop at the river. Council Bluffs faces downtown Omaha from the Iowa side, with Glenwood and the smaller towns of Mills and Harrison counties beyond it. People over there sometimes assume an Omaha business won’t make the trip, so if you will, say it before anything else on the page. If your trade is licensed, list the Iowa license next to the Nebraska one. That one line answers a question most people won’t bother to phone and ask.
Big headquarters, small vendors
Berkshire Hathaway, Union Pacific and Mutual of Omaha all keep their headquarters in Omaha, alongside a long roster of insurers, banks and engineering firms. Each of them buys from smaller companies: printers, IT contractors, caterers, consultants, staffing agencies.
Corporate buyers in Omaha are a plainspoken bunch, and they tend to trust a supplier whose site reads the same way. Say what you do, who does it and how to start, then stop. We’d handle the web design and the writing as one job, and if your logo still looks like the one a cousin drew at launch, a brand identity refresh belongs in the same project.
May and June
Berkshire’s shareholder meeting fills hotels and restaurants each spring, and the College World Series brings fans from all over the country to Omaha in June. Restaurants and bars near downtown and the Old Market get a crowd that has never been here. Those visitors need the menu, the hours, the walk from the ballpark and whether you take reservations, on one screen, on a phone. If you’re in hospitality, that’s the week your website earns its keep.
Remote, on Central Time
There’s no Omaha office, and in a city where so many customers first meet you from another state, that’s less of a gap than it sounds. Calls follow Central Time, progress gets shared as it happens, and after launch your staff update the Framer site on their own.
An Omaha question
We’re based in Council Bluffs, but most customers live in Omaha. Which city goes in our page titles?
Your homepage should carry the city you’re actually in, because that’s what your address and Google listing say, and a mismatch confuses both people and search engines. Then give Omaha its own page describing the work you do there, with a sentence near the top saying you cross the river every day.
